Following the successful Commercial Bay development, RCP is currently providing advisory and early project management support to Precinct Properties for Pūmanawa Downtown West.
This project will revitalise Auckland’s old Downtown Carpark site into a world-class, environmentally sustainable mixed-use development. As one of the last under-developed and strategically significant sites near the waterfront, the project will unlock this part of the Auckland waterfront to help realise the City Centre Masterplan vision and continue the revitalisation of downtown Tāmaki Makaurau.
Pūmanawa Downtown West will completely transform this 6,500m2 site, providing for two towers and three podium buildings accommodating residential and commercial office uses together with retail and hospitality.
Being familiar with the logistical challenge of delivering such a large development in a busy CBD environment, RCP continued its successful partnership with Precinct and helped them to develop a master plan and feasibility concept as part of the development agreement process with Eke Panuku Development Auckland.
RCP has provided specialist management of the consultant inputs required to support the competitive development proposal process. Following a successful development agreement being reached, we have continued to support Precinct with various advisory support services and management of the design process to date, including:
Expert facilitation and support for the Development Agreement and Integration Agreement negotiations between Precinct and Eke Panuku – including the design of project governance structures.
Establishment of a master programme incorporating:
Staging and sequencing strategy
Scenario testing, and
Demolition and enabling works programmes.
Procurement of consultant team, pre-construction advice, and leadership of the design phase programme and consenting strategy. This includes managing and coordinating an accelerated Resource Consent application, as well as presenting it to the Eke Panuku Technical Advisory Group and Mana Whenua Governance Forum.
Development and implementation of the stakeholder engagement programme – including engagement with Ngāti Whātua o Ōrakei (development partners with Precinct).
Development and implementation of contractor procurement strategy.
The project is currently in early design and consenting, and demolition is expected to commence in early 2026, subject to consent approval.
