National Storage, an Australian owner and operator, had come into New Zealand in 2015 and, a few years on, moved to build its first purpose-built centres here. It brought RCP in to turn four acquired Auckland sites, at Wiri, Ellerslie, Manukau and Albany, into a portfolio of modern, multi-level self-storage facilities, run to one consistent standard of design, procurement and delivery.

National Storage's team ran the programme from Brisbane, and when Covid closed the border through 2020 to 2022 it could not be here to oversee the work. The company relied on RCP as its representative on the ground, managing design, consenting, procurement, construction and the storage fitout across four concurrent developments and holding the contracts locally in its absence.

Four sites, one playbook

The four range from three storeys at Wiri, the first and smallest, up to five at Manukau, each pairing storage floors with front-of-house retail, vehicle access and loading, with Albany the largest at around 1,100 units. Existing buildings came down first at Ellerslie and Manukau, and the portfolio leans on the smart, app-based access that Ellerslie's Bluetooth centre introduced.

RCP set the four up as a portfolio rather than four unrelated builds, with shared programme controls, design guidelines and procurement frameworks and consistent reporting across the sites, and Nick Beale acted as Engineer to the Contract under NZS 3910 throughout. Wiri, the first to start, set the template the next three built on.

All four centres were delivered by 2022, giving National Storage a purpose-built presence across Auckland, and RCP a portfolio relationship that has carried into work since.
