RCP was appointed project manager, from developed design through to completion, running the project through an Early Contractor Involvement model, testing the construction methodology, the piling and slab design, the structural sequencing and the cost before the build was committed, which took redesign and variation risk out early.
The steel portal frame was put in place before the precast wall panels and held them as they were lifted in, removing the need for temporary propping and taking risk out of the programme. Post-tensioned slabs in the warehouse and dangerous goods store carry the heavy loads, and RCP coordinated the specialist dangerous-goods fire, ventilation and services requirements with the structural and architectural design from the start.
The facility reached completion in 2025, about a month ahead of programme, built to the full new building standard and running on rooftop solar and captured rainwater rather than a potable connection, and targeting a 5 Star Green Star rating. Around 2,000 timber pile offcuts were diverted from landfill during construction and donated for community reuse.
