RCP managed the project for Morton from initiation through delivery, across design, construction, procurement and contract administration, and coordinated owner, consultants, contractor and tenants. Structuring the work through four building consents and staged completion let the Nike store on Queen Street open six months before the offices were finished, earning income while the rest was still a site.
Some of the strengthening steel was too big to bring in whole and had to be cut down and rebuilt inside. The interior had not been fully stripped before work began, so asbestos, uneven floorplates and hidden structural details surfaced mid-build, and RCP coordinated the redesigns while keeping the old fabric on show. Construction started shortly before Auckland's 2021 lockdown and ran through the 2023 floods and Cyclone Gabrielle.
Completed in 2023, HB Central runs boutique offices above retail and hospitality, the two buildings joined by a central stair through a reopened lightwell. More than 85 percent of the façade and 90 percent of the structure were kept, the strengthening left on show, and the building holds a 5 Star Green Star rating.
